Contract Administration & Project Management

R S Jones Chartered Building Surveyors offer Contract Administration and Project Management services across Residential, Commercial, and Specialist Defect Projects. Over time, we have developed a large network of contractors and construction specialists, including Architects and Structural Engineers, to ensure the success of your project.  Throughout the project, we will oversee construction standards on-site through regular site visits, monitoring timescales and budgets, and providing regular progress reports to the client. We understand that no two projects are the same and personalise our approach to ensure the correct level of service.

Tasks performed under a typical building contract include: 

  • Preparation of Specifications and the organisation of structural/architectural drawings where appropriate

  • Issue tender documents to approved contractors and produce client tender reports 

  • Prepare the contract and advise on insurance cover

  • Undertake site inspections to ensure adequate progress is being made

  • Give instructions to the contractor, including any variation orders

  • Rule on any applications by the contractor for an extension of time/damages

  • Monitor cost and progress and certify interim payments with clients 

  • Conduct site meetings with required Third Parties, including the Building Control Officer, Architects, Structural Engineers, and loss adjusters

  • Issue certificates and notices, including payment and practical completion certificates

  • Negotiate and agree the final account

  • Inspect the work at the end of the project and certify the date of completion
